Tuff Shed Cost by Size vs Building It Yourself

The maker's own price table, what it says is included, and the part of a DIY build we can price to the cent.

On Sep 30, 2026, Tuff Shed's site listed its Premier Tall Ranch from $2,839.00 for a 6x6 to $12,339.00 for a 16x24 (ZIP 67446, on-site installation included). An 8x10 was $4,079.00 and a 10x12 was $5,159.00. On homedepot.com the same day, an installed Tuff Shed Tahoe Sierra 10x12 was $4,179.00 primed, and the shed materials on our own 10x12 list came to $3,080.73, with the Z-flashing priced at a second Home Depot store the same day. The gravel base is site prep on both sides and priced apart.

If you are pricing a shed, the Tuff Shed cost is the number most people check first, and it is hard to find in one place. This page gives the price table the company publishes on its own site, size by size, with the date and the ZIP it applies to. Then it sets those prices next to the part of a build-it-yourself shed that we can price to the cent.

We are not affiliated with Tuff Shed. Every figure about their buildings below is quoted from tuffshed.com as it read on Sep 30, 2026. Every lumber figure is from the shed designer and one store’s shelf prices on the same day.

Tuff Shed Premier Tall Ranch: prices as published on tuffshed.com for ZIP 67446 (Glen Elder, KS), read Sep 30, 2026. Their page lists on-site installation as included in the price. Per square foot is the base price divided by width times length. Prices change by location and by day.

Where these prices come from

The table on their page is headed “Pricing Valid in Zip Code: 67446”. The site picked that ZIP from the visitor’s location and showed Glen Elder, KS as the delivery location. Your ZIP will show its own table, so use these as a dated reference, not as a quote.

The same page notes that buildings are shown with optional upgrades and that availability of upgrades varies by region. The table lists a base price and a painted price and nothing else.

Base price and painted price

In every one of the 22 rows, the painted price is the base price times 1.125. On the 8x10 that is $4,079.00 against $4,588.88, a step of $509.88. On the 10x12 it is $5,159.00 against $5,803.88, a step of $644.88.

Price per square foot falls with size

Divide the base price by the footprint and the smallest building costs the most per square foot: $78.86 for the 6x6, $50.99 for the 8x10, $42.99 for the 10x12, $36.56 for the 12x16 and $32.13 for the 16x24. Going from an 8x10 to a 10x12 adds 40 square feet for $1,080.00.

What each extra 2 ft costs

The steps between sizes are worth reading before you pick one. On the 8 ft wide buildings, each extra 2 ft of length added between $400.00 and $490.00: $460.00 from 8x8 to 8x10, $490.00 to 8x12, $490.00 to 8x14 and $400.00 to 8x16. On the 10 ft wide buildings the same step was $530.00, $540.00 and $450.00 from the 10x10 up to the 10x16.

Width costs more than length. At 12 ft long, going from 8 ft wide to 10 ft wide added $590.00, and from 10 to 12 ft wide added another $710.00. At 16 ft long the same two steps were $690.00 and $870.00. The building also gets taller as it gets wider: the height in the table’s W x L x H column is 9 ft 10 in for the 8 ft wide sizes, 10 ft 2 in for the 10 ft wide and 10 ft 6 in for the 12 ft wide.

What we could not read

The Garden Ranch page (the model Tuff Shed calls its lowest-priced ranch shed) and the Premier Lean-To page both had the prices section, and no price rows showed on the day we read them. We did not see a price for either, so none is given here. That is not the same as saying those models are not sold in that ZIP.

What the Tuff Shed cost includes, in the maker’s words

The specification list on the Premier Tall Ranch page ends with the line On-Site Installation, and its value reads “Included in price”. The rest of the list describes the building:

  • Warranty: “7-year limited warranty on workmanship & materials”.
  • Floor joists: “2x6 hot-dipped galvanized steel”.
  • Floor decking: 3/4 inch interlocking treated panels.
  • Walls: “2 x 4 studs spaced 16” on-center”, with double top plates on all walls and a 7 ft 8 in interior sidewall.
  • Siding and trim: LP SmartSide siding with a radiant barrier, and LP Smart Trim.
  • Roof: gable, 4/12 at the peak, GAF Natural Shadow dimensional shingles on 7/16 inch roof decking, with underlayment and drip edge included.
  • Rafters: “2 x 4 rafters joined w/ steel plates”.
  • Door: a 4 ft by 6 ft 7 in steel-reinforced shed door, placed on any wall.

What the page does not say

Nothing we read says whether delivery, site preparation, leveling, a foundation or pad, a building permit or sales tax are part of the price. Get each of those answered in writing before you compare the number with anything else.

Questions to put to the dealer

The page answers what the building is. These are the items it leaves open, and each one can change what you pay:

  • Is delivery to my address in the price, and is there a distance or access charge?
  • Who levels the site, and what does the building sit on? Is a pad, blocks or a slab priced separately?
  • Who applies for the permit, if my town needs one?
  • Which of the upgrades in the photos are in the base price? The page says buildings are shown with optional upgrades.
  • What does the painted price cover: how many coats, which surfaces, trim included?
  • What is the lead time, and what does the warranty document say beyond the one line on the page?

That is a list of published specifications, not a judgment of either building.

Building the same size yourself: what we can price today

A fair comparison needs a complete price for the DIY shed. On Sep 30, 2026 we read shelf prices at one Home Depot store, Bronx Terminal, for the framing lumber, the floor, the wall siding, the trim, the roof deck, the roofing, the nails and screws, the rafter ties and the anchors, and at a second one, Hamilton Mill (ZIP 30011), for the Z-flashing, the 16 ft skids and the bagged gravel, which had no usable price at the first. That prices every line on our list. We compare the shed materials, the building itself, and keep the gravel base apart as site prep, because the Tuff Shed pages do not say whether site work is included. The door, paint and labor are not on the list at all, so the comparison below is exact about the materials and open about the rest.

Tuff Shed at the same store, the same day

Home Depot also sells professionally installed Tuff Shed buildings, and its site listed them for the same store we priced the lumber at. That makes it the one comparison where both sides come from the same place on the same day.

The cards say “Professionally Installed” and list free delivery with a date in early November. They do not say what the installation covers, and the Tahoe line is not the Premier Tall Ranch from the table above, so do not compare the two tables row by row.

For the 10x12, the shed materials on our list came to $3,080.73 on all 33 lines: 32 of them at the same store, and the Z-flashing at Hamilton Mill. That is the shed itself, without the gravel base, since the Tahoe cards do not say the site work is included either. The primed Tahoe Sierra 10x12 at $4,179.00 is $1,098.27 more. That $1,098.27 has to cover a door, paint and your labor if you build. The Sierra’s 6 ft sidewall is also lower than the designer’s 88-3/4 inch wall, so the two buildings are not the same size inside.

The frame package

The frame package is every 2x4 and 2x6 on the designer’s list (the treated floor frame, studs, plates, rafters, headers and rafter ties), plus the subfloor sheets and the roof sheathing. For the designer’s 10x12 gable shed that is 87 boards and 13 sheets, and it came to $1,149.64 at Home Depot’s Bronx Terminal store on Sep 30, 2026.

Read the last column with care. The Tuff Shed price is for a Kansas ZIP and the lumber prices are from a New York City store, so the gap is a size of gap, not a saving.

What the gap has to cover

On the 10x12, the Premier Tall Ranch at $5,159.00 less our frame package of $1,149.64 leaves $4,009.36. The rest of the list has a price too: the siding came to $654.92 for 14 panels of 4x8, the roofing to $469.65, and the nails, screws, rafter ties, adhesive and anchors to $400.85. With the skids, ridge board, trim, Z-flashing and landscape fabric, the shed materials add up to $3,080.73, which leaves $2,078.27 against the Premier Tall Ranch. The Z-flashing in that sum is a Hamilton Mill price. If you build, the gap has to pay for:

  • A door, which the designer frames an opening for and does not plan.
  • Paint, tools, delivery of your lumber, sales tax and your own labor.

The gravel base is not in either number. Tuff Shed’s pages do not say site preparation is included, and on our side it is site prep, priced on its own line in the table below: 2.1 cubic yards, $737.58 in 0.5 cubic foot bags at Home Depot. Bulk from a landscape or building supplier is typically cheaper; one we read the same day listed 3/4 inch crushed stone at $69.95 per cubic yard, delivered in loads of 3 to 8 yards.

Size steps on the lumber side

The same 2 ft steps look different on the lumber list. From the 8x10 to the 8x12, our frame package went from $786.83 to $875.21, a step of $88.38. From the 10x12 to the 10x14 it went from $1,149.64 to $1,289.03, a step of $139.39. Those steps leave out the extra wall panels and the extra shingles each size adds, so they are not the full cost of going bigger. Set next to the $490.00 and $540.00 steps in the table above, they show that framing lumber is a modest share of a size step, with the caveat that the two sets of prices come from different places.

How their specification compares with the designer’s default

The two sheds are not the same building, and the differences run both ways.

  • Wall studs: both use 2x4 at 16 inches on center by default. The designer can also space them at 24.
  • Wall height: the designer’s default gable wall is 88-3/4 inches to the top of the plates, so one 4x8 siding panel covers the floor frame and the wall, and its studs are 84-1/4 inches, cut from 8 ft boards. Their sheet lists a 7 ft 8 in interior sidewall.
  • Rafters: the designer uses 2x6 rafters with a 2x8 ridge board and a 2x4 tie on every pair. Their sheet lists 2x4 rafters joined with steel plates.
  • Roof pitch: their sheet says 4/12. The designer draws gable roofs at 4/12, 5/12 or 6/12, and 6/12 is its default.
  • Floor: the designer uses pressure-treated 2x6 joists on 4x6 skids with 3/4 inch tongue-and-groove plywood. Their sheet lists galvanized steel joists and a treated panel.
  • Roof deck: 7/16 inch panels on both.

To compare like for like, set the designer to a 10x12 with a 4/12 roof. At 4/12 the 10x12 frame package was $1,080.83, which is $68.81 less than at 6/12.

Is it cheaper to build than to buy a Tuff Shed?

We cannot answer that with a single number, and we will not pretend to. Every line on our materials list now has a price, but the door, paint and your time were never on the list, and the two buildings are not the same.

What the numbers do show

On one day, the shed materials for our 10x12 came to $3,080.73, two stores mixed (the Z-flashing from Hamilton Mill, the rest from Bronx Terminal), against $4,179.00 for the lowest-priced installed Tuff Shed 10x12 on the cards we read at Bronx Terminal. A door, paint and your time have to fit in the $1,098.27 between them, and that decides which side comes out ahead. Both need a level base under them, which neither figure includes: ours is $737.58 in bags, less in bulk.

What buying gets you

Per their page: a building installed on site for the published price, and a 7-year limited warranty on this model. You choose from their sizes, door placements and upgrades.

What building gets you

You choose every dimension and every material. You also take on the ordering, the cutting and the weather. The designer gives you the cut list and the material list, and the step-by-step guide puts the work in order. There is no warranty on your own work.

Permits apply either way

A bought shed and a built shed fall under the same local rules. The 2021 International Residential Code model text exempts one-story detached accessory structures up to 200 square feet from a building permit, and many places set a lower limit or add zoning rules. It varies by jurisdiction, so read the shed permits guide and call your building department before you pay for either.

How to check the Tuff Shed cost for your ZIP

  1. Open the model page on tuffshed.com and look at the delivery location in the header. Set it to your own.
  2. Find “Popular Sizes & Prices” and note the ZIP printed above the table, the base price and the painted price for your size.
  3. Read the specification list on the same page, and ask about delivery, site preparation, foundation and permit.
  4. Open the designer at the same size and pitch, then price its list at your store with the calculator.
  5. Compare totals only when every line of the DIY list has a price.

Questions people ask

Tuff Shed's site listed the 10x20 Premier Tall Ranch at $7,239.00 base and $8,143.88 painted on Sep 30, 2026, for ZIP 67446, with on-site installation included in the price. That is one model in one ZIP on one day. Set your own delivery location on their site to see your price.

The Premier Tall Ranch table we read has no 20x20. Its widest sizes are 16 ft: the 16x20 was $10,809.00 base and the 16x24 was $12,339.00 base on Sep 30, 2026, for ZIP 67446. For a 20 ft wide building, ask Tuff Shed for a quote on its garage models.

Our data cannot settle it alone. At one Home Depot store on Sep 30, 2026, an installed Tahoe Sierra 10x12 was $4,179.00 primed, and the shed materials on our 10x12 list cost $3,080.73, with the Z-flashing priced at a second store that day. A door, paint and your time must fit in the $1,098.27 between them. Site prep is apart on both sides: the Tuff Shed pages we read do not say it is included, and our gravel base is priced on its own line.

The specification list on the Premier Tall Ranch and Garden Ranch pages both end with the line On-Site Installation, Included in price. The pages we read do not say whether delivery, site preparation, a foundation, a permit or sales tax are included, so ask for those in writing.

The table has two columns, base and painted. In all 22 rows we read, the painted price is the base price times 1.125. On the 10x12 that step is $644.88, and on the 12x16 it is $877.38. The page does not describe the paint work beyond the column name.
