Precut Shed Kit vs Plans: Prices Compared

Twelve kit prices, three kit-versus-assembled pairs, and the lumber list for the same sizes at the same store on the same day.

At one Home Depot store on Sep 30, 2026, precut shed kits ran from $1,599.00 (a 10x8 without floor) to $3,279.00 (a 12x16 with floor). Assembly added $1,209.00 to $3,019.00 on the same models. Built from our plan, the shed materials on a 10x12 list came to $3,080.73 on all 33 lines, siding and roofing included, with the Z-flashing priced at a second Home Depot store the same day; the gravel base under it is site prep, priced apart.

A precut shed kit sits between two other ways to get a shed: buying one built, and building your own from plans. The kit gives you the lumber already cut to length for one fixed design. A plan gives you the cut list and you buy and cut the lumber yourself. This page puts real prices on both, read on the same day at the same store.

Every kit price below is from a homedepot.com search card, with the store set to Bronx Terminal, on Sep 30, 2026. Every lumber price is from the same store on the same day, run through our shed designer, except the Z-flashing, the 16 ft skids and the bagged gravel, read at a second Home Depot store, Hamilton Mill (ZIP 30011), that day. We are not affiliated with any kit maker.

Precut shed kit prices at one store

These are the do-it-yourself kits that came up for 8x10, 10x8, 10x10, 10x12 and 12x16 searches.

Per square foot is the card price divided by the footprint. All the kit cards were ship-to-store or delivery, not stock on the shelf.

What the cards say

A card names the maker, the model, the size, the price and a few words such as “Pre-Cut Wood Shed with Floor” or “without Floor - Double Door”. That is all. It does not list shingles, siding, trim, hardware, a door or paint. We tried to open one kit’s product page for the full list, and its details did not load, so we have nothing to report on what any kit includes.

The floor matters

At 10x8 and at 10x12 the cheapest kit is one without a floor. At 10x12, the Kennesaw without floor was $1,999.00 and the least expensive kit with a floor was the Windemere at $2,931.30. If a kit has no floor, you still buy the floor frame, the subfloor and whatever it sits on, so the lower price is not the whole bill.

Per square foot is not the whole story either

The Scarsdale 12x16 works out cheaper per square foot than most of the 10x12 kits, and the Meridian 8x10 is the most expensive per square foot. Bigger buildings spread the fixed parts, the same pattern our own lists show. But at one footprint, 10x12, the kit prices spread from $1,999.00 to $3,019.00, so what comes in the box moves the price as much as the size does.

What assembly adds

Three models were listed both as a do-it-yourself kit and with assembly:

The assembled cards name a shingle color, “w/ Grey Shingles” or “w/ Black Shingles”, and the kit cards do not mention shingles at all. So the difference may include materials as well as labor. The cards do not say, and we do not guess.

Building from plans: the same sizes at the same store

Here is what our plans’ shopping lists came to on the same day. The designer lists everything the building needs, down to the roofing nails, so nothing is hidden.

Shed materials include the floor frame, subfloor, wall siding, Z-flashing, trim, roof sheathing, all the roofing, nails, screws, rafter ties, adhesive, 4 ground anchors and landscape fabric. They leave out the door and window units, paint and tax, and the gravel base, which is site prep: the last column is its price in 0.5 cubic foot bags at Hamilton Mill, and bulk from a landscape or building supplier is typically cheaper. Each shed materials sum mixes two stores: the lines in the fourth column are Hamilton Mill prices, every other line Bronx Terminal.

Reading the two tables together

At 10x12, every kit card, from $1,999.00 to $3,019.00, is below our shed materials. That is not a verdict either way: the kit cards do not say what is in the box, and our list names every sheet, bundle and box of nails the building needs. A kit that leaves out shingles, siding or hardware has those lines still to buy. You can price the gaps on both sides for your own store in the shed cost calculator.

Where the money goes on a plan-built 10x12

Split the 10x12 sum into its parts and the pattern is clear:

The frame is the biggest part. The siding is 14 panels of 4x8 at $46.78, or $654.92, for the walls and the gables. That is worth knowing before you compare with a kit: if a kit leaves out siding, shingles or hardware, those are not small lines to add back. The gravel base is needed for either route, since a kit still needs a level base. In bags it is 2.1 cubic yards, 114 bags of 0.5 cubic feet at $6.47; bulk from a landscape or building supplier is typically cheaper, and one we read the same day listed 3/4 inch crushed stone at $69.95 per cubic yard, delivered in loads of 3 to 8 yards.

Getting it delivered

Every kit card we read was ship-to-store or delivery, with dates from mid October into early December. Most lines on the lumber list showed stock at the store itself on the same day, and the rest were marked as nearby, delivery or ship-to-store in the table above. The assembled sheds and the installed Tuff Shed buildings showed delivery dates in November. If you want to build this season, the dates can matter as much as the prices.

Kit sizes are fixed, plan sizes are not

A kit comes in the sizes the maker offers. The designer draws any footprint from 4 to 16 ft wide and 4 to 24 ft deep, gable roofs at 4/12, 5/12 or 6/12 and lean-tos at 2/12 to 4/12, and rebuilds the cut list for each one. If the size you need falls between kit sizes, a plan can match it exactly.

Precut shed kit or plans: what each asks of you

What a precut kit saves

The cutting. A kit arrives cut to length, so you skip measuring and cutting each piece. You also buy one item instead of a long list. You still assemble the frame, the walls and the roof, and you still need a level base for it.

What building from plans asks

You buy the lumber on the list and cut it yourself from the cut list. The designer packs the pieces onto boards of 8, 10, 12 and 16 ft to keep offcuts low and prints the list for the lumberyard. In return you choose the size, the pitch, the spacing and the materials, and you can price every line before you buy.

What neither one does

Neither a kit nor our plan is a permit. The 2021 International Residential Code model text exempts one-story detached accessory structures up to 200 square feet from a building permit, and many places set lower limits. It varies by jurisdiction, so check the shed permits guide and your building department before you order either.

Questions to answer before you order a kit

  • Does it include the floor, and if so, what does it sit on?
  • Does it include shingles, underlayment and drip edge, or only the roof deck?
  • Is the siding in the kit, and is it primed or bare?
  • Which hardware comes with it: nails, screws, hinges, a latch?
  • Is the door built, or do you build it from the kit’s parts?
  • What does delivery cost to your address, and when does it arrive?

Each answer is a line you either add to the kit’s price or leave off your own list.

How to compare a kit with your own list

  1. Open the kit’s product page and write down what it includes and what it leaves out: floor, shingles, underlayment, drip edge, siding, trim, hardware, door, paint.
  2. Open the designer at the same size and roof, then open the calculator and type your store’s prices into the empty lines.
  3. Add to the kit price everything it leaves out, priced from the same calculator lines.
  4. Compare the two totals, then decide whether cutting the lumber yourself is worth the difference.
